Salary/Rate: $3,828/month @ 1.0 FTE
This position will report directly to the Landscape Department Supervisor and will be responsible for the direct oversight of the Landscape Maintenance Operations of the SOU Campus and Student Apartments and Family Housing (SAFH) properties.
Facilities Management and Planning administers custodial services; building maintenance and alterations; utilities operations (heating and cooling); landscape services; capital construction review as it pertains to future maintenance; motor pool operations; property control and inventory; delivery services; stores operations and other support activities necessary for the benefit of administration and academic areas of the campus community. The SOU campus includes 175 acres of grounds, 140 of which are under active use and maintenance. Facilities Management maintains 21 major buildings comprising over one million square feet of building space. The department employees approximately 45 full time personnel and is responsible for approximately 9% of the total campus budget.

Minimum Classification Qualifications:
Three years of experience in the operation, maintenance, or repair of facilities in one or more physical plant or building services and one additional year of experience with responsibility for coordination of maintenance work or projects.
-1 year of experience coordinating Landscape Maintenance work or landscape construction projects. -3 years Landscape/Construction Industry or Facilities Maintenance experience -Trades/Technical School Degree or Associate Degree in a related field. -Experience with Famis/Accruent or similar Work Order System; Inventory Management, Purchasing, Work Schedule Development, Cost Estimates, and Time Card review. -Landscape/Building Industry certificates, licenses, work experience, and/or class work completed. -Experience ordering supplies and building vendor relationships. -3 years' prior supervisory experience of 2+ employees. -Experience working in a team environment. -Advanced Mechanical Skills, especially in routine preventative maintenance of small and medium-sized outdoor power equipment including 2-stroke engines and hydraulic equipment – especially chainsaws, backpack blowers, ride-on and push lawnmowers, and small tractors.
All Listed Duties:
-General Landscape Maintenance tasks such as sprinkler adjustment or repair, irrigation controller programming, mulching, mowing, and leaf clean-up. Landscape Maintenance planning/prioritization. Assists in planning, designing and completing landscape projects. Provides suggestions regarding effective and efficient maintenance of lawns, trees, shrubs and other landscape areas. Makes recommendations to Supervisor regarding appropriate type and quality of equipment, tools, fertilizers and herbicides being used. Reviews work plan with Supervisor to set daily and weekly priorities and monitor department goals. Retrieves Work Orders, coordinating with other crew members and departments that require sequential work implementation. Works with others to ensure safety procedures are followed. Assists other FMP departments as needed for special events (Commencement, etc.) or emergency situations.
-Coordinates and oversees Grounds Maintenance Worker I and II (GMW1, GMW2) positions, Student Workers, and Seasonal Employees in the maintenance and repair of SOU Campus and SAFH properties and related equipment. -Acts as the liaison between those requesting services and the GMWs/Mechanic. -Coordinates work with other departments and contractors. -Assists in planning, assigning, and reviewing work of Employees, Mechanic, and Contractors. -Adjusts work assignments in real time, as conditions change. -Uses email daily to communicate internally and with outside vendors. Responds to and makes requests for Work Orders.
-Works with Landscape Dept. Supervisor to prioritize work assignments and scheduling of employees to ensure required maintenance milestones are met throughout Campus and SAFH properties. -Instructs and trains Student Workers and new GMW/Seasonal hires as needed. -Inspects Campus and SAFH areas and determines priority of required work; delegates and assigns work tasks as needed. -Independently initiates and responds to Work Orders. -Effectively designs budget recommendations for needed projects including accurate estimations of time, materials, and staffing needs. -Daily use of Famis/Accruent to bill and track purchases and labor. -Independently monitors Landscape Dept. budget and is responsible for making purchases of up to $500 or current authorized (by Supervisor) spending limit. -Maintains current inventory of equipment, tools, and supplies according to established systems. Tracks consumption of materials against Work Order assignments to ensure accurate recordkeeping.
-Excels at required trade skills and actively performs work beside those being directed.
-Performs other duties as assigned by Landscape Dept. Supervisor.
-Makes repairs to equipment and performs routine maintenance as needed.
Special Instructions to Applicants:
Must be willing to travel and attend training programs off-site for occasional professional development.
Must be able to work additional hours and adjust working hours to meet special jobs. May be called back periodically to perform work as needed on an emergency basis.
Must be able to successfully pass a pre-employment background check.
